Q |
Would it be easier just to move home? |
A |
You could gain just as much extra space from converting your basement as you would moving up to the next property size, however there are a lot of associated costs that go with moving like Surveyor & solicitor fees, stamp duty ( In parts of London, stamp duty can be as much as £30K) add that to moving costs and the price of a larger home, then it makes better financial sense to convert an existing or create a new basement than move home |

Your neighbours may worry about the possibility of subsidence when you begin work on your basement, so it is important to draw up Party Wall agreements with your neighbours, before you start any works which may affect their walls and foundations. Under the Party Wall Act, they are entitled to the services of a surveyor to look after their interests at your expense . |
Q |
Is planning permission needed? |
A |
You don't usually need planning permission for a cellar conversion unless you significantly alter its usage or add a light well, which will change the external appearance of the property. You will however need planning permission to create a new basement. It is always worth checking with the local authorities in all cases to make sure you comply with Planning Permissions. |
